Paying Rent
What are the hours Second Time Around Realty is open?
Second Time Around Realty normal office hours are Monday-Friday from 8:00am-4:30pm. We are also open the first Saturday of each month from 8:00am-2:00pm.
When is my rent due?
Full payment of rent is due on or before the 1st of each month.

What if I can't pay my rent by the 1st of the month?
All payments received after the 1st of each month are considered late.If the full rent payment is not received in our office before midnight of the 3rd of each month a late fee is charged and a 5-Day Notice to Pay or Quit is sent to the tenant.
What if I make a partial payment?

When does a late fee get charged
A late is fee is charged if full rent payment is not received in our office before midnight of the 3rd of the month.
What happens if I receive a 5-Day Notice to Pay or Quit?
Utilities
Am I responsible for payment of the heating bill?
Yes. Tenants are responsible for energy utilities.
Am I responsible for payment of the electirc bill?
Yes. Tenants are responsible for energy utilities.
Do I need to have the engery bill put in my name?
Yes. Before receiving keys for moving into a rental property the tenant must show proof of the energy bill being in the tenant’s name.
Am I responsible for payment of the water bill?
How often is the water bill due?
Milwaukee Water Works bill is paid quarterly.
Can I be evicted for non-payment of water utilities?
Yes. Any charge not paid is a breach of lease and can be a cause for eviction.
Why can’t the water bill be in my name?
All water bills are in the name of the company which owns the property. It allows us to monitor that the bills are paid in a timely manner.
Rental Agreement
If my child turns 18 while I am renting does the child need to come in and complete an application?
Yes. All persons over the age of 18 need to have an application on file in our office.
How can I add someone to my rental agreement?
We allow only one name on our leases, thus another person is not permitted to be added to the lease.
Can I sublease the property I am renting?
No. We do not allow subleasing of any sort.

No. We do not allow subleasing of any sort.
What if a friend or family member wants to rent the property I am moving out of?
If you are moving out of one of our rental properties and someone you know would like to rent it, we would gladly welcome them to fill out an application.
How do I give notice if I want to move out?
At the end of a one year lease Second Time Around Realty requires a written notice stating intent to move 30 days prior to the date you plan to vacate the property. The notice must be received in our office before the first of the month.
Rules and Regulations
Can I have a pet?
No. We do not allow pets.
Do I need to supply my own appliances?
Yes. Tenants are responsible for supplying appliances and window treatments.
Do I need to supply my own curtains?
Yes. Tenants are responsible for supplying appliances and window treatments.
Can I paint the inside or outside of the property I am renting?
No. If painting is required please call our office and request a work order.
Can I have a pool or trampoline?
No. Per our insurance policies pools and trampolines are not allowed.
Do I need to cut my own grass?
All tenants of single-family properties are responsible for taking care of their yards.This may include but not be limited to: cutting grass, pulling weeds, trimming bushes, and picking up debris.

Do I need to shovel the sidewalk?
All tenants are responsible for following city ordinances for removal of snow. This may include but not be limited to: shoveling snow from sidewalks, steps, porches, and alleyways.

What qualifications do I need to meet to rent properties that Second Time Around Realty manages?
- Total household income must be 3 times the amount of rent.

Must not have any court ordered evictions or money judgements in the past 5 years. -
Must have a good landlord and personal reference check.
How can I apply for a rental property managed by Second Time Around Realty and what documents do I need?
To apply for a rental property managed by Second Time Around Realty please submit a fully completed application for each adult 18 years or older that will be residing in the property, past 60 days proof of income, and copies of 2 valid forms of identification.

Do you accept Rent Assistance?
Yes, for most of our properties.
Do you accept Emergency Assistance?
Yes, but not for the first month’s rent or security deposit.
Can you count food share as part of my income?
Yes, but you must have proof.
What type of rental agreements are available?
We sign a one year lease and after one year that lease becomes month to month.
Maintenance
In case of an emergency, who do I contact?
Please call our office during normal business hours at 414-539-6255, or if after hours please call 414-640-1406. Emergencies include floods, running toilets or faucets, no heat, or electricity is out.
What if I need maintenance done on the property I am renting?
If maintenance is needed please call our office and request a work order.Work orders are performed in the order they are received with the exceptions of emergencies, which are attended to promptly. Emergencies include floods, running toilets or faucets, no heat, or electricity is out.
What if there is damage to the property I am renting?
Repairs for damages due to negligence or improper use of the premises by the tenant will be charged to the tenant.
